Construction Manager
This position will be housed at our main office in the stunning Nexus Building in downtown Saskatoon

Meridian is growing and we are excited to add a full-time, permanent Construction Manager position to our team. This position will be housed at our main office in the stunning Nexus Building in downtown Saskatoon.

The Role’s Purpose
The purpose of the Construction Manager is to oversee the Projects Team to initiate, collaborate, and expedite the completion of safe, top-quality, on-budget, and on-schedule construction projects which enhance Meridian’s reputation.

What You’ll Do

Safety‚Äč

  • Ensure Meridian’s safety program is being followed
  • Ensure Meridian’s safety manual and COR certification are compliant
  • Develop new safety policies, safe working procedures, or safe practices as required
  • Report safety statistics to the Leadership Team
  • Review and approve third party safety operations and reporting
  • Ensure all inspection procedures are being followed

 

Quality

  • Ensure that all Meridian built projects are of the highest standard of quality
  • Ensure proper specs and drawings (including addenda) are being followed and that proper materials are being used
  • Ensure shop drawing reviews and approvals occur according to applicable timelines
  • Ensure all staff and subcontractors are attentive to the details of craftsmanship
  • Conduct visual site inspections
  • Ensure all deficiencies are completed by Site Superintendents prior to project close-out
  • Oversee warranty and deficiency processes post-construction
  • Conduct a “lessons learned” meeting with the Leadership Team post-construction
  • Ensure TraQc is being used and updated daily by Projects Team and subcontractors

 

Schedule

  • Oversee development of project schedule for approval by ownership
  • Execute the project schedule and ensure the timely completion of all projects
  • Monitor the project schedule according to the plan, identify areas of inefficiencies, and provide direction for making improvements
  • Provide monthly updates that highlight schedule variances to the owners
  • Lead inter-project analysis
  • Conduct site visits (local: minimum of one per week; out-of-town (if applicable): minimum one per month) with Project Managers and Site Supervisors to review work according to approved plan and schedule
  • Assist with the development of schedules variations and provide guidance and input into minimizing schedule variations
  • Provide input to ensure the on-time delivery of materials and subcontractor materials
  • Ensure the timely completion of final inspections and that permits and licenses are in place
  • Ensure deficiencies and warranty are handled in a timely manner
  • Oversee site demobilization
  • Ensure construction equipment is being used responsibly

 

Budget

  • Manage the RFQ process through to budget preparation
  • Estimate internal labour for the budget and set targets with the team to achieve the budget
  • Ensure the Projects Team adheres to the project budget
  • Produce accurate project budgets to cover the entire scope of the project prior to the start of construction
  • Ensure projects are within or under approved overall budget
  • Compare projected budget to actual costs and make necessary reconciliations monthly
  • Identify any deviations that may affect the budget and bring it to the attention of ownership
  • Report monthly variances, concerns, or areas of interest along with expected recovery plans
  • Review and approve all change orders produced by the Projects Team
  • Ensure additional work summaries are complete and processed
  • Review and produce construction progress reports in collaboration with Project Managers and Accounting for monthly progress invoicing
  • Continuously search for cost savings that can maintain Meridian’s standard of quality

 

Subcontracts

  • Oversee the selection of subcontractors and their lead personnel
  • Oversee the preparation and creation of all agreements for projects
  • Review and approve all project subcontracts and purchase contracts
  • Ensure proper subcontracts are being adhered to for all projects
  • Assist in solving problems with subcontractors and suppliers
  • Ensure subcontractors have completed their contract requirements
  • Oversee Project Manager’s contract administration and purchase orders 
  • Provide input in defining scope of work
  • Assess manpower requirements needed by trades to complete the job according to schedule and budget

 

Human Resources

  • Ensure Meridian’s employee handbook is being followed
  • Determine recruitment needs for the Projects Team
  • Lean and/or participate in the selection process of new staff
  • Determine compensation for Projects Team
  • Conduct orientation and onboarding for new employees of the Projects Team
  • Ensure Projects Team is trained according to regulations and best practices
  • Conduct performance reviews for direct reports
  • Conduct progressive discipline when required
  • Ensure daily reports, weekly reports, as-builts, and time cards are completed

 

Leadership

  • Instill Meridian’s core values into staff through communication and action
  • Ensure open communication with everyone involved in the project
  • Ensure relationships are built and maintained
  • Provide coaching and feedback to the Projects Team
  • Effectively handle conflict situations with Projects Team and/or subcontractors

 

Procore

  • Ensure that existing Meridian processes and procedures are implemented and can be reported with Procore

Executive Assistant
This position will be housed at our main office in the stunning Nexus Building in downtown Saskatoon

Meridian is looking to add a full-time, temporary Executive Assistant position to our team. The term position will begin in early June 2019 and extend until late July 2020. This position will be housed at our main office in the stunning Nexus Building in downtown Saskatoon.

The Role’s Purpose
The purpose of the Executive Assistant is to provide administrative support that ensures the organization runs smoothly and all stakeholders are taken care of.

What You’ll Do

Legal

  • Draft, review, and edit legal templates to suit specific deals, sales or projects while tracking changes for approval
  • Coordinate with commercial realtors and potential tenants to create offer to lease and fill in specifics of lease agreements accordingly
  • Ensure legal documentation for all Meridian companies (minute book binders) is stored appropriately
  • Conduct land title searches and coordinate land sales and title transfers

 

Projects

  • Print drawings
  • Set up meetings with owners and take meeting minutes
  • Relay drawing review feedback to consultants and ensure consultants make requested drawing changes
  • Review and edit the construction plan based on information provided
  • Arrange for site signs
  • Arrange flights for site employees on out-of-province projects
  • Coordinate, edit and send monthly updates to project owners on behalf of the Projects Team and President
  • Assist Projects Team with miscellaneous time-sensitive items

 

Business Development

  • Create business development proposals for new opportunities
  • Coordinate rezoning applications
  • Respond to realtor inquiries

 

General Office & Administrative Duties

  • Follow up on notes in mail to ensure actions items are completed
  • Set up meetings through Boardroom Bookings calendar
  • Filing
  • Coordinate and attend events

 

Marketing

  • Set up advertising for current, upcoming, and past projects
  • Create marketing documentation for leasable spaces
  • Maintain Google AdWords account
  • Arrange for photography of projects and save photos on server
  • Correspondence with potential buyers

 

Tasks Specific to Assisting the President

  • Set up meetings
  • Check President’s outbox several times per day and distribute material accordingly
  • Proofread and edit correspondence
  • Make lunch reservations

 

Human Resources

  • Send employment assessments as required and ensure documentation is saved on the server
  • Ensure all orientation tasks are assigned and completed when a new employee starts
  • Coordinate performance reviews

 

Corporate Calendar

  • Ensure corporate calendar is up to date
  • Diarize date-related items from legal agreements

The purpose of the Safety Officer is to ensure safety measures are in place so that all workers get home 
safe every night.

What You’ll Do

  • Safety
    • Promote Meridian’s value of safety and ensure all employees and subcontractors are mindful of the safety of all workers and feel comfortable reporting any concerns
    • Ensure all safety documentation is completed in a timely manner
    • Ensure workers have appropriate safety training prior to conducting tasks
    • Ensure all workers are compliant with Meridian’s safety program and COR certification
    • Ensure weekly safety meetings take place and that meaningful discussions about safety are had
    • Ensure hazard assessments take place as required and are signed accordingly
    • Ensure every worker goes home safe at the end of each shift

Project Manager
Responsible for a project's performance, including quality, budget, schedule, safety and owner satisfaction.

The Role’s Purpose

The Project Manager is responsible to help us sweat the details while fostering creativity and innovation in the planning and execution of construction projects while ensuring the project is in compliance and performing according to Meridian’s standard of safety, quality, budget, schedule and owner satisfaction. As this is a leadership role, the Project Manager will be responsible in providing mentorship and guidance to project-specific junior project staff.

What You’ll Do

Safety:

  • Promote Meridian’s value of safety and ensure it is instilled into all work
  • Ensure safety is being talked about and dealt with during Project Manager and trade meetings
  • Review safety procedures and initiate hazard assessments for major work phases of projects prior to construction

 

Budget:

  • Ensure construction costs are aligned with the budget and proactively raise concerns
  • Prepare the budget in the design process as required
  • Approve and code all project invoices and ensure the schedule of values matches progress on site
  • Review monthly budget and provide projections for any changes to cost to complete for approval
  • Manage price requests and scope changes and provide recommendations

 

Manage Project Work, Subcontractors and Suppliers:

  • Ensure work to scope, drawings and specifications
  • Manage subcontract schedules
  • Work with Site Superintendent to ensure proper execution of work on site
  • Ensure all items required for occupancy

 

Estimating and Procurement:

  • Manage the RFQ process to receive competitive market pricing in order to produce a realistic budget and construction plan that meets owner requirements
  • Establish scope of work for subcontractors and produce clarifications
  • Manage or conduct takeoffs from drawings
  • Negotiate subcontracts according to or better than approved budget
  • Ensure the on-time and accurate procurement of materials to site (i.e. Meridian; trades; and owner-supplied)

 

Quality:

  • Ensure time and effort is taken with all work in order to remain proactive in ensuring all projects are aligned with Meridian’s value of quality craftsmanship and attention to detail
  • Report on quality control inspections

 

Project Documentation:

  • Ensure proper documentation is in place throughout construction
  • Develop the project schedule with input from the Projects Team
  • Ensure shop drawings are being reviewed and approved according to subcontracts
  • Manage the request for information and site instruction process
  • Review and recommend change orders to Management
  • Ensure additional work summaries are implemented and communicated as required
  • Ensure permits and building code requirements are being followed
  • Ensure all turnover documentation is in place

 

Manage Project Work, Subcontractors, and Suppliers:

  • Main point of contact with Site Superintendent, owners, clients and consultants during construction
  • Ensure work is aligned to scope, drawings and specifications
  • Manage subcontract schedules
  • Collaborate with site personnel to ensure proper execution of work on site
  • Ensure all items required for occupancy are in place

  • Technical Diploma or a Bachelor of Engineering degree
  • Engineering and building construction experience in areas such as structural design, building layout surveying, quantity surveying or estimating
  • Experience coordinating large scale projects
  • Ability to interpret blueprints
  • Thorough understanding of building code requirements
  • Strong knowledge of the construction industry
  • Hands-on experience in the construction industry is an asset
  • Proficiency in Microsoft Office and construction software
